Tax Office Overview
The Manheim Central School District Real Estate Tax is mailed directly to district residents on or about July 1st of each year. Owners are responsible for forwarding bills to their mortgage companies. If you do not receive your tax notice, please contact the Tax Office at (717) 664-8424.
The real estate tax is based on the assessed value of all property and buildings. This assessed value is determined by the Lancaster County Property Assessment Office. Questions regarding your assessed value as well as mailing address changes should be directed to the Assessment Office at (717) 299-8381. Forms and other information can be found on the County Of Lancaster’s website. Property owners can estimate taxes based on the assessed value using the Tax Calculator.
The tax can be paid in person at any Fulton Bank branch, mailed to the address indicated on the tax notice, or paid via Credit Card or Electronic Check. To learn more about these options, please see the Tax Payment Options page of this site.

Full Payment Plan
- 2% Discount due by August 31st
- Face Amount due by October 31st
- 10% Penalty due by December 31st
Installment Plan*
- 1st Installment due by August 31st
- 2nd Installment due by October 31st
- 3rd Installment due by December 31st
* The first payment must be made by August 31st to be eligible for the installment plan.
The final due date for all property tax payments is December 31st. Unpaid balances will be turned over to the Lancaster County Tax Claim Bureau for collection. The Tax Claim Bureau's phone number is (717) 299-8232.
